Fence Installation in Simcoe County: Post Depth, Frost Heave, and Property Lines
Ontario's New Building Code: 5 Things That Change Your Next Renovation
Deck and fence footings in Simcoe County need to go below the frost line — about 4 feet down — or they’ll heave.
Most renovations that touch structure, plumbing, or a new opening need a City permit before work starts, not after.
A finished basement adds the most usable space per dollar of any renovation — when it’s done with permits.
Attic insulation is one of the few upgrades that pays you back every single winter.
A deck usually fails at the ledger board first — it has to be flashed and bolted to the house, not just screwed on.
Most renovation delays aren’t the work — they’re materials that were ordered after the job started instead of before.
Caulking around a tub or shower is a wear item. When it cracks or pulls away, water gets behind the wall long before you see the damage.
Modern standards call for about R-50 of attic insulation. Many older Barrie homes have half that.
Ice dams on a roof usually mean heat is escaping into the attic — the shingles are rarely the problem.
A door that suddenly sticks is the house telling you something moved. Summer humidity is normal; a change in the middle of winter is worth a look.
Pressure-treated lumber still needs its cut ends sealed — the treatment doesn’t soak all the way through the board.
A bathroom fan should always vent outside, never into the attic — venting into the attic trades a steam problem for a mould problem.
New flooring needs a few days inside the house before it’s installed, so it can adjust to the temperature and humidity — it prevents gaps and buckling later.
Painting over mould doesn’t kill it. Fix the moisture source first, or it comes right back through.
Fence posts rot at ground level first. Gravel at the bottom of the post hole lets water drain away instead of sitting against the post.
A permit isn’t just paperwork — the inspection record becomes proof the work was done right when you sell the house.
Poured concrete keeps gaining strength for about a month — most of what people call concrete problems are really curing or drainage problems.

Your Project, In the Open
Before work starts, you receive an itemized written proposal — every part of the job listed and priced. If something changes along the way, the change is priced and approved by you in writing before the work happens. While the job runs, we send progress photos so you always know where things stand. No surprise invoices. No vague line items. You see what we see.
Refer a Friend — You Both Get $50
Know someone planning a renovation or repair? Send them our way. When they book a job over $500 and mention your name at booking, you each get a $50 gift card once their deposit is collected. Anyone can refer — whether you’ve worked with us before or not. The card changes every month: Visa, Tim Hortons, Canadian Tire, and Amazon.
