Bathrooms are the smallest rooms in the house and somehow the most complicated to renovate. Every square foot packs plumbing, electrical, ventilation, waterproofing, and tile work into tight quarters — which means layout decisions matter more here than in almost any other room. Get the plan right and a bathroom reno transforms your daily routine. Get it wrong and you're staring at the mistake every morning.

Start With the Layout, Not the Tile

The single biggest cost lever in a bathroom renovation is where the plumbing goes. Keeping the toilet, sink, and shower or tub roughly where they are avoids moving drain lines and supply pipes through floors and walls — and that alone can save thousands. That's not to say you should never move fixtures: sometimes swapping the tub for a walk-in shower or reconfiguring a cramped layout is exactly what the room needs. Just make the decision deliberately, knowing it drives the budget.

Practical layout questions to answer first:

  • Who uses this bathroom, and when? A kids' bathroom needs durable surfaces and storage at their height. A primary ensuite needs breathing room and double sinks. A powder room just needs to look good and function simply.
  • Door swing and clearances. A door that bangs into the vanity, or a toilet wedged too close to the tub, ruins the room no matter how nice the tile is. Plan clearances on paper before anything is ordered.
  • Storage. Bathrooms never have enough. A vanity with drawers, a recessed medicine cabinet, niches in the shower wall — plan storage into the design instead of bolting it on after.
  • Lighting. One overhead light leaves you shaving or applying makeup in shadows. Plan layered lighting: general overhead plus task lighting at the mirror.

Ventilation Is Non-Negotiable

This is the detail Barrie homeowners skip most often, and it causes the most long-term damage. Every bathroom needs an exhaust fan vented directly outside — not into the attic, not into the soffit cavity. Venting warm, moist air into a cold attic is a recipe for condensation, mold, and roof damage, especially through an Ontario winter. Size the fan to the room, put it on a timer or humidistat switch so it actually runs long enough, and make sure the duct run is short, insulated, and terminates outside the building envelope.

Waterproofing Before Beauty

Tile is not waterproof — grout absorbs water, and water finds every gap. A proper shower or tub surround needs a waterproofing membrane behind or beneath the tile: a sheet membrane or liquid-applied waterproofing over the backer board, sealed at every seam, corner, and penetration. This is the invisible work that separates a bathroom that lasts 20 years from one that leaks into the ceiling below in five. Ask your contractor specifically how they waterproof — a vague answer is a red flag.

Materials That Survive Real Life

  • Flooring. Bathrooms need flooring that handles standing water and wet feet. Porcelain tile is the workhorse — dense, water-resistant, and available in everything from classic to modern. Make sure it's rated for slip resistance.
  • Shower walls. Large-format tile means fewer grout lines to scrub and a cleaner look. Epoxy grout resists staining far better than standard cement grout in a shower.
  • Vanity and storage. Solid construction and moisture-resistant materials. Particleboard vanities swell and fail in humid bathrooms — it's worth stepping up.
  • Fixtures. This is where daily feel lives: a good shower valve holds temperature steady, a comfort-height toilet is easier on knees, and quality faucets simply last longer. Mid-range fixtures from established brands are the sweet spot for most budgets.

What a Realistic Budget Looks Like

Bathroom costs in Barrie vary widely with scope, but the drivers are consistent: moving plumbing, the amount of tile work, fixture quality, and whether the layout changes. A straightforward refresh — same layout, new fixtures, tile, and vanity — sits at one end; a full gut with relocated plumbing and custom tile work sits at the other. Whatever your scope, build in a 10–15% contingency. Bathrooms hide surprises: rot under an old tub, outdated wiring, or plumbing that needs bringing up to current code once walls are open.

Permits and Timeline

If your renovation moves plumbing or electrical, Barrie requires permits and inspections — your contractor should handle this as a matter of course. A typical bathroom renovation takes two to four weeks of construction, plus design and material lead time beforehand. Custom tile, special-order vanities, and glass shower enclosures all add lead time, so order early.

Choosing the Right Contractor

Look for a contractor who is licensed and insured, WSIB compliant, and willing to put the full scope in writing — what's included, what's not, the schedule, and how changes are handled. Ask for references from recent bathroom clients and actually call them. And pay attention to how they talk about waterproofing and ventilation: the contractors who bring these up unprompted are the ones who do them right.
