Paint Is Protection

People think of exterior painting as cosmetic. It's not — or at least, the cosmetic part is secondary. Paint is your house's first line of defence against moisture, UV radiation, and the freeze-thaw cycles that punish every building in Ontario. When paint fails, water gets into siding and trim. And water damage is the most expensive kind of damage because it hides.

A good exterior paint job isn't about colour. It's about sealing the building envelope. The colour is just what you see.

Knowing When It's Time

Paint doesn't fail all at once. It starts with subtle signs that are easy to ignore. Fading is the first — UV breaks down pigment gradually, and by the time you notice, the protective properties are already diminished.

Chalking is next. Run your hand along the siding; if it comes away with a powdery residue, the paint film is breaking down. Peeling and cracking are more obvious — the paint is letting go of the surface, and every crack is a path for water.

The clearest signal is bare wood. Anywhere you can see wood through the paint, water is already getting in. That's not a "next year" problem.

In Ontario, seven to ten years is a realistic lifespan for exterior paint. If you're past that, it's worth a close look even if things seem okay from the driveway.

Why Prep Decides Everything

Here's the uncomfortable truth about painting: the painting is the easy part. Anyone can roll paint onto a wall. What separates a three-year paint job from a ten-year paint job is everything that happens before the first coat goes on.

It starts with pressure washing — not a quick rinse, but a thorough cleaning that removes dirt, mildew, chalking, and anything loose. Paint doesn't bond to dirt. It bonds to clean, sound surfaces.

Then comes scraping and sanding. Every failing spot gets taken back to solid material. This is tedious, physical work, and it's where shortcuts happen. A painter who skips this is selling you a paint job that will peel within two years.

Repairs come next. Cracked caulking gets cut out and replaced. Rotted trim gets replaced, not painted over. Gaps get filled. This is also when you discover the surprises — the soft spot behind the downspout, the trim that's been quietly rotting for three years.

Primer goes on every bare spot and every repair. No exceptions. Primer is what makes topcoat stick, and skipping it is the most common reason paint fails early.

Then — and only then — two full coats of finish paint. One coat is a shortcut that shows within a year. Two coats is a paint job.

The Paint Itself

Use 100% acrylic exterior paint. It's flexible enough to expand and contract with temperature swings without cracking, and it handles moisture far better than the old oil-based formulas. Within that category, buy the premium line. It covers better (often meaning fewer gallons), lasts years longer, and when you calculate cost per year of service, it's actually cheaper than the budget stuff.

When to Do It

Late spring through early fall in Barrie. You need sustained temperatures above 10°C and at least 24 hours without rain after the final coat. Fall works fine as long as you finish before the cold sets in — paint that doesn't cure properly before freezing will fail.

The other timing factor is contractor schedules. Good painters book up in spring. If you're thinking about it now, you're already planning for next season, which is exactly right.

What You're Really Paying For

When you get quotes and one is dramatically cheaper, it's not because they found cheaper paint. It's because they're skipping prep. Less scraping, no primer, one coat instead of two. You'll pay less now and repaint in three years instead of ten.

A proper exterior paint job is 90% preparation and 10% painting. That's what the money goes toward — and that's what makes it last.
