If your shingles are curling at the edges, losing granules, or you've already replaced the roof once and you're staring down doing it again — it's worth looking at steel.

We put a full steel roof on a house back in July. The homeowner was tired of the shingle cycle. Here's everything worth knowing before you make the same call.

How Long Does a Steel Roof Actually Last?

40 to 50+ years with proper installation. That's not marketing — it's the nature of the material. Steel doesn't break down from UV the way asphalt does. It doesn't absorb water, doesn't rot, doesn't grow moss the way shingles do in shaded areas.

Compare that to architectural shingles at 15-25 years in Ontario's climate, and you're looking at two to three full shingle replacements over the life of one steel roof. Each one costs you not just the material but the tear-off, the disposal, and the labour all over again.

What About Our Winters?

This is where steel really earns its keep in Ontario.

Snow sheds off a steel roof instead of sitting there for weeks. That means less weight load on your structure and fewer ice dams forming at the eaves — the thing that causes half the winter leak calls we get.

Freeze-thaw cycles are brutal on shingles. Water gets under a cracked shingle, freezes, expands, and lifts it further. Steel doesn't crack, curl, or lift. It expands and contracts with temperature changes, which is why the installation details matter so much (more on that below).

Wind is the other one. After every big storm we get calls about missing shingles. A properly fastened steel roof doesn't have pieces to blow off.

The Honest Downsides

Steel costs more upfront — typically 2-3x the price of architectural shingles for the same roof. If you're selling the house in five years, you probably won't recoup that.

It's also louder in heavy rain or hail unless there's solid decking and underlayment underneath. Most homeowners don't find it objectionable, but it's worth knowing.

And installation is unforgiving. Steel moves with temperature — it expands in summer heat and contracts in winter cold. The fastening pattern, the clip system, and especially the flashing around chimneys, valleys, and penetrations have to account for that movement. Get it wrong and you'll deal with oil-canning (that wavy look), popped fasteners, or leaks at the details. This isn't a job for the lowest bidder.

What to Ask Your Roofer

If you're getting quotes on a steel roof, ask these:

  1. What gauge steel are you using? (26 gauge is common residential; 24 is heavier duty.)
  2. What coating/finish? (Look for Kynar 500 / PVDF — it holds colour far longer than standard polyester.)
  3. How do you handle thermal movement? (They should have a specific answer about clips or fastening slots, not a blank stare.)
  4. What's your flashing detail at valleys and penetrations? (This is where cheap jobs fail.)
  5. What's the warranty — and is it manufacturer, workmanship, or both?

If a contractor can't answer these clearly, keep looking.

Is It Worth It?

Do the math on your situation. If you're planning to stay in the house 15+ years, steel usually wins on total cost — one installation versus two or three shingle jobs, plus fewer repair calls in between.

If you're selling soon, shingles are the rational choice. No shame in that.

Either way, get the roof done right the first time. A bad steel roof is worse than a good shingle roof — the material can't save sloppy work.
